World class skiing and Summer activity apartment in a stunning Alpine location. 100% guaranteed great snow all year round on the Kitzsteinhorn Glacier! 5 minutes walk to the main Areit Bahn ski gondola, where heated ski lockers can be pre booked in advance of your stay for maximum convenience. Also if you need to hire equipment, there is a large intersport shop at the gondola station and a several welcoming apres ski bars for food and drink after a great days skiing. This spacious apartment, sleeps 8 people in 3 large bedrooms with 2 bathrooms. Refurbished to a very high standard December 2007. Located within easy walking distance to the main ski gondola, lake and Zell am See centre. We also have private parking available.

Changeover day
Generally accepted to be Saturday, however, alternative proposals will always be considered, long weekends are an option but surcharges may apply.

Bedrooms: Bedroom 1 large room with queen bed, fitted wardrobes and private balcony with mountain views.
Bedroom 2 large twin room with fitted wardrobe.
Bedroom 3 largest room with double sofa bed, bunk beds, fitted wardrobes and private balcony. Fab family room.
Bathrooms: Main bathroom is a good size and consists of a large power shower, toilet, washbasin and large towel radiator.
Separate shower room with power shower and basin situated in between bed 1 & 2 for privacy.
Separate toilet.
Kitchen: Fully fitted and modern, with all usual electrical appliances and accessories, for comfort and convenience.
Utility Room: In the basement we have an easy access fully secure cellar, for ski,s, snowboards, boots, golf clubs and bikes etc.
Living Rooms: Very spacious and comfortable with a large 'L' shaped leather settee and additional leather chair. We have a 42" plasma TV, with an English Skybox allowing all sport, films etc,and a DVD. There is also a breakfast bar with stools.
Other: This is a non-smoking apartnemt, any smoking must be outside and any mess be cleaned away. Also recycling is essential in Austria, so we ask our guests to adhere to the simple instructions provided for waste disposal.
Cleaning/towels/
linen/maid service:
Clean bedding and towels will be provided for the agreed number of guests staying. There is an apartment cleaning charge of 60 euros plus 5 euros a person (towel & linen wash) & 1.10euro pp tourist tax which is deducted from the deposit.

 

Notes on accommodation
This spacious apartment benefits from full central heating and unlimited hot water. Departure time from the apartment will be 10am, and arrivals from approximately 2pm. However, we will endeavour to be flexible wherever possible.

Accessibility
The apartment is ground floor, but has approximately 8 small steps to the front door.

Outside
Beautiful views from all sides of the apartment, and private parking. Private balconies with both main bedrooms.

Coast/Beach
300 metres is the beautiful lake of Zell am See, which provides all the usual water based sports in the summer, with purpose built sunbathing developments for the more relaxing holiday.

Golf
There are 2 championship golf courses, with stunning views of the snow-capped mountains designed by Bernard Langer just 5 mins drive by car or taxi from the apartment. Alternatively there are 13 golf courses within 1 hour drive.

Skiing
Amazing skiing on Zell's horseshoe shaped mountain from late November to mid April just a short walk away. Alternatively, just a 10 minute drive by car or taxi, or free ski bus from November to April is the Kitsteinhorn Glacier, which provides expansive all year round skiing. There are also many other ski resorts just a short drive by car, including Saalbach, Hinterglem and Maria alm which are all covered by the Salzburg area lift pass.

Special interest holidays
All year round skiing and snowboarding, hiking, mountain biking, sailing, fishing, rafting, water skiing and many more activities. 300metres away is a purpose built sunbathing area with swimming pool and access to various watersports.

Travel
Salzburg airport approx 80km, 1 hour 15 mins drive. Innsbruck 1hour 30 mins and Munich 2 hours 45 mins. Regular trains and buses are available from Salzburg to Zell am See. We have a very reliable taxi service we can recommend for transfers from any airport or train stations.

Distances
350 metres to main ski gondola serving the Zell mountain and also to the lake. There is a free bus service available from the gondola station to the Kitzsteinhorn glacier, or alternatively the nearest bus stop is approx 150 metres from the apartment. 15 minute walk to Zell am See centre approx 1.5km, or 1 minute in a taxi which are easily booked by phone.

Further details
There are various supermarkets, bars, restaurants, cafes and banks within 300 metres of the apartment.

Booking notes
50% of rental is required to secure booking and unfortunately is non refundable. Balance will be due 6 weeks before arrival and again is non refundable. Deposit of 400 euros payable on arrival, returned following inventory check, minus any damages.
