Austria holiday apartment - Kaprun. Large, ground floor apartment with access to terrace and gardens, with stunning views of the Kitzsteinhorn mountain with its glacier. Well equipped and appointed apartment in a very convenient location. 10 minute walk to village centre, ski slopes, pool/spa. 1-2 minute walk to supermarket and bus stops. Great place for family holidays, or friends holidaying together. Underground car parking space and a further above ground parking available, ski/drying room, coin operated laundry room. Quiet location, plenty to do and see in the area all year round. Just over 1 hour away from Salzburg, easy transfer from airport and Innsbruck and Munich airports also close by. Great location for Ski holidays and so much more. Superb Championship 36 hole golf course nearby between Kaprun and Zell am See, with fabulous views of the surrounding mountain. The Gastein valley hot thermal spas are only half a hour away by car. New Spa-World-Kaprun being built for 2010.

Discounts available for bookings of 21 days or longer.
There is a small local tax of 1.10 euros per person over age 14 per day payable in addition.
Changeover day
Changeover day is Saturday but at quieter times may consider a different day. Please vacate apartment promptly by 10.00 hours. Property will be ready for occupation from 16.00 hours onwards.

Notes on accommodation
The apartment is family friendly and caters for the little ones, with a high chair (fits to table), and cot with mattress please provide your own cot bed linen.
There is a pool/spa complex in the centre of Kaprun approximately a 10 minute walk away. The apartment is new for Christmas 2009, and is well equipped for you our guests to enjoy.

Accessibility
The property is on the ground floor with a lift serving all floors. It is a level walk of approximately 10 minutes into the centre of Kaprun. The bus stop is 2 minutes walk away and the supermarket is a 1 minute walk away handy for those last minute menu changes!
Outside
The apartment benefits from a large terrace and access to the garden area ( landscaping to be completed in the spring of 2009). Patio furniture furniture is to be provided in the spring of 2009.
Coast/Beach
There is swimming from the beaches at the lake in Zell am See which is a 10 minute drive away by bus/car from the apartment, the water is of drinking water quality. In the area there are other swimming lakes for you to enjoy the waters. In the nearby Gastein valley there are of course the naturally heated spa waters for you to enjoy and relax in.
Golf
Nestling in the valley bottom surrounded by glorious mountains is the Kaprun and Zell am See golf club. This club welcomes visitors and has the benefit of not just one superb 18 hole golf course but two! at par 72/73.
The courses are located in the sunny Salzach Valley with amazing mountain views of the Hohe Tauern National Park. The fairways nestling beside each other, they form a flat, park-like terrain that includes several lakes to enhance your enjoyment. The golf courses will be generally open with the melting of the snows in the valley from around April through to the return of the snows in the valley bottom in November.
The courses have been excellently designed, where several international tournaments have been held and golf players such as Langer, Norman, and Ballesteros have enjoyed the well maintained and carefully tended courses. There are 13 other quality courses within a 1 hour drive of the apartment.
Skiing
The Zell am See/ Kaprun ski area encompasses three distinct areas for you to explore and enjoy. With other ski areas close by. The Maiskogel ski area is situated in the centre of the village of Kaprun. The all year ski resort area is on the glacier Kitzsteinhorn (3203m) is a mecca for skiing and and snowboarding all year round through the winter to the summer. It closes only for two weeks in June when maintenance on the lifts is carried out. At Zell am See's a further 75km of ski area is only a short 10 minute bus ride away, and offers varied routes looking down on the frozen lake. Further afield there is excellent skiing to be found at Saalbach and Hinterglemm, further down the valley there is the famous Gastein valley with varied skiing and two superb spa complexes. What ever your skiing abilities the are offers challenges and interest for all. Excellent skiing holidays for people of all abilities, supported by excellent ski schools in Kaprun and Zell am See for young and old.

We have managed to negotiate a some discounts for those guests staying in the Austria holiday Apartment and 10% -15% discount on ski hire equipment can be available also.
A 5 - 10 minute drive away is an excellent 36 hole championship golf course. There are another dozen golf clubs within a one hour drive. When in comes to golf you will not be disappointed with the Salzburg land region.

Nearest airport Salzburg at 95 kilometres.
Nearest ferry port Zeebrugge at 925 kilometres.
Nearest railway station Zell am See at 7 kilometres.
Nearest motorway A10 at Bischofshofen at 40 kilometres.
Car hire not necessary.
It is also possible to fly to Innsbruck airport (1.5 hours)and Munich airport at (2 hours).
Distances
Kaprun town centre is a 10 minute level walk away. The centre of Zell am See is approximately 8km away. Salzburg centre is at 92 kilometres away and is easily accessible by a regular, train and bus/coach service.
Further details
A supermarket is approximately a 1 minute walk away from the apartment and is extremely convenient for buying supplies on a daily basis (closed on Sundays). There are several banks in the village centre with a small shopping complex to further enhance your stay. In Kaprun there are many restaurants to eat out at, and an excellent choice of cuisine comes highly recommended.
Booking notes
Bookings are held for 4 working days until receipt of deposit (£200/€250 per week). The final balance plus a security deposit of £200/€250 is due 10 weeks prior to arrival. The security deposit is fully refundable pending an inspection from our management company.
Bookings of less than one week are by agreement only.
