Set in the convenient but quiet Zell am See suburb of Schuttdorf, the apartment offers easy access to all the winter and summer activities that Zell am See has to offer. Occupying half of the top floor of a traditional chalet-style block, this huge apartment offers breathtaking mountain views from every window. The other top-floor apartment is not directly connected so you can be sure of a good night's sleep. The apartment is located in a residential area, away from any busy roads. You can walk to the Areitbahn gondola in 10 minutes, along a pedestrian route shared only with bicycles. The lake is a similar distance, also along a quiet route. Local amenities, such as shops, restaurants, bars and children’s play areas are a few minutes walk away. Bus and tram stops are also nearby and offer quick, reliable connections to the town centre, the two championship golf courses, the Kitzsteinhorn glacier and places of interest. Storage available for bikes/sports equipment.

Changeover day
The apartment is generally rented on a weekly basis, running from Saturday to Saturday. However, depending on the dates, it may be possible to arrive or leave on different days. Please email your requirements.

Utility Room: In the basement there is a lockable storage room for storing bikes, skis or other sports equipment.
A large (shared) drying room is adjacent to the apartment for drying clothes, and a coin operated tumble dryer is available in the basement.

Notes on accommodation
The apartment is very spacious at 101 square metres - larger than most 3 bedroom properties.
Every window in the apartment has beautiful mountain views.
All the furniture has been replaced for the 2008/2009 winter season and the apartment redecorated.
The central heating and hot water are available at any time of the day or night.

Accessibility
Due to its top floor location, unfortunately, the apartment is not suitable for people with mobility problems.

Outside
The apartment is on a very quiet, tree lined road that is actually part of the huge cycle network in the area.
There are shared gardens outside, with a slide and seating, and two children's adventure playgrounds around the corner. Both can be reached without crossing any main roads.

Coast/Beach
There are four outdoor bathing areas dotted around the lake. These all have solar heated outdoor pools and give access for swimming in the lake itself. The closest of these is a 10 minute walk from the apartment.
The water in the lake actually gets very warm in the summer, peaking at up to 23 degrees.

Golf
The two 18-hole championship golf courses at Zell am See afford spectacular views of the Kitzsteinhorn. They are open for play from April through November and are the largest facility in the Austrian Alps. No other region in Central Europe can compete when combining golf and skiing as activities. The par 72 "Schmittenhöhe" course measures 6,837 yards for men, and women play it from 5,881 yards. Although the 'Kitzsteinhorn' layout is shorter than the 'Schmittenhöhe' at 6,565 yards for the men and 5,844 yards for the ladies it plays one shot more with 73 as par. Both courses are heavily sand trapped with water coming into play on several holes. ('Kitzsteinhorn' has 46 traps and you can drown a ball on at least 13 water holes). The courses are two stops away on the tram. In addition there are several other golf courses a short drive away, including: Mittersill, Gastein, Goldegg, Maria Alm, Saalfelden and Radstat.

Skiing
The ski area consists of the Schmittenhöhe and the Kitzsteinhorn mountains, with 132km of well-groomed pistes and 56 ski lifts between them. The Schmittenhöhe is 2000m and offers alpine runs (70% snow-canon coverage) overlooking the frozen lake below. The Kitzsteinhorn offers year-round glacier skiing/snowboarding at an altitude of 3000m. On both mountains you will find restaurants to suit all tastes and budgets.
The Areitbahn gondola (Schmittenhöhe ski area) is approximately 10 minutes walk along a quiet pedestrian/cycle route. Heated lockers are available if you want to leave your boots/skis/board at the station.
The Kitzsteinhorn is a 15 min bus ride away (free with lift pass). The stop for which is 5 minutes walk from the apartment.
For snowboarders there are snowparks and half pipes available on both mountains.
If you prefer cross country skiing, there are over 200KM of trails (some floodlit).
Tobogganing and ice skating (rink or the frozen lake) are also available.

Special interest holidays
Hiking - extensive hiking trails are available in both the Winter and Summer.
Biking / Mountain Biking - a 2,000km network of cycle paths and mountain bike trails criss-cross the region. 550km of these are cycle paths through the valleys, suitable for families and casual bikers. The apartment is located on one of these paths. There are also special trams in warmer months to transport you and your bike to Krimml in the Hohe Tauren national park.
Tennis/Squash - the Zell am See Tennis Centre (indoor/outdoor courts) is located at the end of the road. Squash is available in the Grand Hotel.
Windsurfing:
The windsurfing centre is located 10 minutes walk away, at the lake.
Horse Riding (summer and winter) - the Porsche Riding Club is a short walk away.
Other activities include: waterskiing, outdoor go-karting, a summer toboggan run, white water rafting, rock/ice climbing, abseiling and canyoning, paragliding, lake cruises, alpine flights, and numerous places to visit.

Travel
Salzburg is the closest airport to Zell am See, with a transfer time of 75 minutes by car, 90 minutes by bus, or 2 hours by train.
The transfer from Innsbruck airport is about 2 hours by car, or 2 hours 20 minutes by train.
The transfer from Klagenfurt is a little longer - about 3 hours 45 minutes by train.
The transfer from Munich is about 2 hours 15 minutes by car, or 4 hours 15 minutes by train.

Booking notes
A deposit of £200 per week is payable upon booking and the rest of the balance is due 8 weeks before arrival, along with a £150 security deposit. This will be returned the week after your holiday when the apartment has been checked by our local agent.
