Welcome to the Ponderosa, a delightful private villa set in the peaceful area of Ayia Thekla, yet only a 10 minute drive from the bustling harbour resort of Ayia Napa with its cosmopolitan family style environment and a vast array of restaurants, tavernas and historic culture. The villa itself is set back from the road yet maintains views of the Mediterranean sea. The villa is close to the picturesque fishing harbour at Liopetri Potomas with its two fish restaurants and sandy beach. The mature peaceful garden comprises of well established jasmine, bougainvillea, hibiscus and other Mediterranean style foliage.

Changeover day
We book the Ponderosa for week blocks from Sunday to Sunday. Departure time on the Sunday will be at 11.00 am and the earliest arrival time will be 15.00

The property is cleaned prior to arrival and fresh towels and linen provided ( Not beach towels). During your stay, extra cleaning and fresh towels and linen can be provided by arrangement and at extra cost. |
Notes on accommodation
Lounge and all bedrooms are fully air conditioned with combined heating for winter. The villa is suitable for adults and children must be supervised when using pool.

Accessibility
The villa is suitable for guests with mobility problems. A ramp runs from the driveway to the patio in front of the house and affords easy access to the downstairs bedroom next to the downstairs wc with its walk in shower.
Outside
The villa is enclosed by a mature garden with the rear and sides to lawn and the frontage of the house is patio. There are sun-loungers available.
A private pool is available for your personal use (not heated) with steps leading into the pool with a handrail.
A further patio is at the side of the house with a large greek style barbeque. The patio has a pergola and is surrounded by a well stocked garden. At the front of the house is a private car drive.
Coast/Beach
The sea is literally a five minute walk and this coastline is full of small secluded rocky coves, ideal for a very private sunbathe. The lovely blue flag beach of Ayia Thekla is 5 mins drive away, with lifeguard and water sports and a lovely small Taverna. The famous Nissi beach in Ayia Napa and Golden beach are within 10 mins drive away as are all the shops, restaurants, bars and tavernas. Fig Tree Bay and Flamingo bay are near Protaras, approx a 15 min drive.
Travel
The nearest Airport is Larnaca International which is approx 30 minutes drive from the villa. Limassol port is approx 60 minutes drive from villa.
We recommend car hire whilst staying at the Ponderosa.

The town of Ayia Napa is approx 10 minutes drive with its historic monastry, cosmoplolitan nightlife and vibrant harbour.
Waterworld is approx a 5 minute drive from the villa.
This stretch of coastline has some stunning scenery and secluded bays to explore (perfect for that private sunbathe). Visit Cape Greco National Park (popular with divers) and stunning at sunset, or the many nearby greek villages such as Sotira, Vrysoulles or Liopetri. Potamos Harbour is also within walking distance and has 2 small family run tavernas for you to sample - You must try the fish meze!
The road from the Ponderosa to Ayia Napa is lined with bustling nightlife, tavernas and bars ranging from chic romantic to family style.
Ayia Napa is noted for its harbourside fish restaurants with an abundance of fresh local catches. As the town has developed there is now an international flavour to the town with Indian, Thai, Chinese, Japanese, Argentinian, Mexican restaurants and of course the traditional Cypriot tavernas serving mouth watering dishes to suit all budgets. You must try the Cypriot meze maybe washed down with an ouzo!
This area of Cyprus is very popular for weddings and the villa is suitable for guests coming over for this purpose combining their holiday at the same time. Our neighbours and the locals are very friendly and welcoming.
Booking notes
A 20% deposit is required on booking and final balance will required 8 weeks prior to arrival.
A reservation form and information pack will be sent to you on booking. On receipt of full balance, you will be sent details of key collection. A £100 key and damage security is required (refundable on return of the keys.)
Cancellation refunds:
Up to 8 weeks – no cancellation charge.
4-8 weeks – 50% of rate refunded.
2-4 weeks – 25% of rate refunded.
Less than 2 weeks – no refunded.
