When you arrive at the villa just put down your cases and soak up the ambiance of the villa and its surroundings. Take a look outside at the landscaped gardens, the pool and BBQ areas you will not be disappointed. The view of the Nissi coastline from the rear of the villa is simply stunning. The interior of the villa has 3 well appointed bedrooms - master with en-suite. The main bathroom is fully tiled with a 2 person jacuzzi and seperate power shower. There are marble floors throughout that adds to the quality of the villa. The living and the dining areas are open plan and both have patio doors that lead onto well appointed verandas. The rear veranda by the 10m x 5m pool is covered so you can escape from the sunshine if you wish. The kitchen is well equipped and has enough utensils to be able to cook anything you would require.

Changeover day
The changeover days are flexible and we will try and accommodate all of our customers requirements. We try and leave the departure times from the villa till you want to leave for the airport, but sometimes this is not possible.

| Cleaning/towels/ linen/maid service: |
All towels (not inc beach) are provided, bedding for all rooms is provided and changed weekly. If you are on a 2 week stay the villa will be cleaned mid stay. Pool is cleaned twice a week. Mid week cleaning is available as an extra. |
Notes on accommodation
This villa can be rented out in conjunction with villa CY754 for large parties ie wedding parties. The living area spacious with satellite TV showing movies, soaps and a lot of children's channels. It also has in season premiership football matches live. All three bedrooms plus living areas have their own air conditioning units that keep it cool in summer and warm on those cooler nights in winter. No smoking is permitted within the villa.

Outside
The villa is set in a private gated plot with landscaped gardens. It has a fully paved 10x5m private pool lit at night, BBQ area, front and rear terrace with tables and chairs, and comfortable sun loungers, making this the perfect area for soaking up the sun on a hot summers day or eating alfresco on a warm summers night. The villa also has a private drive.
Coast/Beach
Sandy Bay Beach is only a short walk from the villa, it has all the water sports you could wish for including, jet ski, water skiing , parascending, banana boats, peddle boats etc. Nissi Beach is 400 yards to the west of Sandy Bay and has one of the best beaches you will ever see. Nissi also has all the water sports you would expect with the addition of a 'head first' bungee into the sea and DJ live music/entertainment. Ayia Napa Harbour/Beach has water sports, sailing/fishing trips.
Skiing
Cyprus is one of the few countries in the world where you can go skiing and sunbathe on the same day. Skiing is available at Troodos between the months of January and March, the highest point being Mt Olympus. The Cyprus Ski Club has 4 ski lifts, 2 of these are on the north face of Mt Olympus and are 350 and 500 metres long. The drive from the villa to the Troodos is approx 1 hour.
Special interest holidays
The area the villa is located in is a superb base for those who would like something different, if you like a walk or cycle there are miles of off the beaten track areas to explore. You can walk/cycle between Nissi Beach to Ayia Napa Harbour and then onto Protaras if you wish. In between Ayia Napa and Protaras you will find Cape Greko National Park, with all of flora and fauna, coves and sea front caves to explore. Horse riding is also available in Cape Greko. About an hours drive you will find the Troodos Mountain Range with all its trails and traditions to explore, if you go onto the top of Mt Olympus on a clear day you can see all of the island coastline. If you would like to learn how to scuba dive I would recommend 'Lucky Divers' in Ayia Napa, they will take you down to Nissi Beach and take you through the basics of diving, then it's off into the Turquoise water ti have the experience of a life time. For those experienced divers, dive sites are aplenty.
Travel
The nearest airport to the villa is Larnaca it will take you approx 30 mins in a taxi/car to reach the villa. The position of the villa means that you do not need a car, but if you do like to explore, car hire is not that expensive and the Cypriots drive on the same side of the road as the British, all of the roadsigns are in English and Greek so you will always know where you are.
Distances
As stated before the villa is an ideal position for all the amenities that Ayia Napa and Nissi Beach have to offer. Also close by is Water world, a fantastic themed water park. Protaras with Fig Tree Bay is only a 5 min taxi ride away as is Parlimini with all the shopping/supermarkets you want. If you do hire a car you can easily drive to Nicosia (Cypriot capital), and the Troodos Mountain Range including the fantastic views from Mt Olympus.
Booking notes
Changeover days are flexible. A 25% initial deposit is required to confirm your booking (non refundable on cancellation of booking), with the balance payable 8 weeks before arrival. A 20% security deposit is also required this will be refunded if no damages/breakages occur. Pleas note we do not accept booking from all male or female parties, if any booking are made for such parties and not disclosed we reserve the right to deny access to the villa and no refund will be given.
