This new luxurious villa with private pool and sea view is situated in a peaceful location with 18 other prestigious villas. By the pool there are sunbeds, garden furniture and a BBQ area where you can al fresco dining. Inside a fully equipped kitchen, place for dining, a tastefully furnished sitting room and a toilet. There are 4 big bedrooms, 2 of them en-suite. Furthermore, there is 1 big bathroom with a Jacuzzi. From all the rooms doors lead out to the balconies. The house is fully air-conditioned. The beaches, restaurants, bars and supermarkets are only 10 minutes walk away, so a car is not necessary.

Towels (except beach) and bedding are included and will be changed once a week. The villa will be cleaned before arrival and then once a week. More cleaning is an extra cost. |
Notes on accommodation
This is a very comfortable fully air conditioned accommodation suitable for couples or families and a superb location. All rooms are fully air conditioned for a small charge of euro 5 per unit per day. TV (not satellite) and DVD are available. Smoking is not permitted inside. Our local property manager will be on hand should you have any queries througout your stay.

Outside
The villa is set in a private gated plot with landscaped gardens. It has a fully paved 10m x 4m private pool with walk-in steps and pool lights. A BBQ area, terraces with sunbeds, garden furniture and a private gated driveway board.
Coast/Beach
The pretty blue flag beach of Sandy Bay is just a few minutes walk away. It has all the watersports you could wish, including jet ski, water skiing, parascending, banana boata, peddle boats ect. Nissi Beach is 400m to the west of Sandy Bay and has one of the best beaches you will ever see. Ayia Napa harbour/beach has watersports, sailing/fishing trips and is about 25 minutes walk from the villa.
Skiing
Cyprus is one of the few countries in the world where you can go skiing and sunbathing on the same day. Skiing is available at the Troodos Mountains between the months of January through to March. There is a total of 4 ski lifts leading to numerous runs, ranging from beginners to advanced. Travel time approximately 90 minutes from the villa.
Travel
The nearest airport is Larnaca which is approx. 35 minutes by taxi and will cost around 50 euros. We will gladly arrange pick up if required. Car hire is readily available direct from the airport or locally Ayia Napa.
Distances
The villa is in an ideal position being close to all amenities that Ayia Napa and Nisse have to offer. Local transport is realiable and cheap. There is a convenient bus stop on Nissi Avenue which will bring you to Ayia Napa town, Protaras, Cape Grecko, Konnos Bay, Paralimini (with its 3 large (supermarkets), Beaches, Waterworld and Ayia Thelka. All within approx. 10km. Alternative there are taxis or you can rent cycle.
Further details
The lively town of Ayia Napa is approx. 20 minutes walk or short bus/taxi drive. Plenty of gift shops, supermarkets, bars, tavernas, restaurants to hand plus an abundance of nightlife. A beautiful ancient monastery is located in the square which is worth a visit along with the fishing harbour where you can sample fresh seafood. Boat and fishing trips depart daily. Waterworld, largest water theme park in Cyprus is close at hand not far away from Nissi Beach - a fun packed day for all the family is guaranteed. The magnificent national park and cliffs of Cape Grecko, the exquisite beach of Konnos Bay are not to be missed.
Booking notes
A 25% deposit is required to confirm your booking (non-refundable on cancellation). Full balance is required 8 weeks before arrival. Security bond euro 400 is required when paying balance. Fully repaid after inspection by property manager. Please note we do not accept bookings from all male/female parties. The villa is only suitable for a maximum of 9 persons under no circumstances must the party size exceed the original booking form.
