Our brand new, luxury 3 bedroom detached villa, which sits on a corner plot has been furnished to a very high standard and is situated 100m away from the sea and 150m from the beautiful fishing village of Potomos. Ayia Thekla's beautiful coastline is directly in front of the villa for you to explore the rock pools and small sandy bays which are dotted along the coast. The private pool is at your disposal to cool off in with 2 large pergola covered patios when you need some shade and a pool shower to rinse off under. The large private BBQ for those magical nights in, is made so special by being so close to the sea. Our villa is set in an ideal location for a relaxing, tranquil holiday for couples and families alike but also close enough to all of the entertainment Ayia Napa has to offer. The villa is fully equipped with top quality furnishings and is fully air conditioned. Have a day out at Water World, Europe’s largest water park which is only 5 min away by car.

Changeover day
Changeover days can be flexible and we try to suit clients who are looking for a 10 day break. Most airlines fly into Cyprus on a Sunday and a Wednesday, so these are the common change over dates.

Notes on accommodation
Our villa is a great place for a family holiday or a quiet retreat. Each bedroom has remote control air conditioning / heating unit, for chilly winter nights and large fitted wardrobes. Ayia Thekla is a much quieter and a more peaceful location so that you can enjoy peace and quiet as well as getting involved in the various activities that a resort like Ayia Napa can provide.
Children must be supervised when using pool.
This is strictly a no smoking villa.

Accessibility
The villa is suitable for guests with mobility problems. A ramp runs from the driveway to the patio in front of the house and affords easy access to the downstairs bedroom next to the downstairs wc with its walk in shower.
Outside
Outside the villa is the very tempting south facing private pool to cool off in when things get to hot. The pool shower is there to rinse off under before entering the pool. We have a large barbecue with built in sink, lighting and electrical points for you to try your culinary skills. The villa is set on a good sized corner plot, with plenty of room for sunbathing and playing with the children. There are 6 sunloungers to relax on and a 6 seater patio set. The perimeter of the villa is walled and fencing and gates are planned for July 2008 so making it safe for children to play.
Coast/Beach
Sandy bays and rocky inlets surround the villa. A few minutes drive from the villa you will find Ayia Thekla beach with its white sand and crystal clear water. It's protected from the waves by a small island just offshore which you can wade/swim to. All along the beaches of Ayia Napa facilities for all sea sport are provided including windsurfing, water skiing, sailing canoes, pedals, motor boats, scooters, speed boats, parachutes, scuba diving and more. Try the deserted bays next to Potomos.
Golf
Cyprus has many beautiful golf courses which are mostly located on the west of the Island 1½ - 2 hours drive. The most famous is Aphrodite Hills near which is a 2 hour drive.
A brand new PGA course is planned for 2009 located in the beautiful rolling hills of Terasafanou only 25 minutes drive away, which will be a magnet for the enthusiast.
Skiing
Cyprus is one of the few countries in the world where you can go skiing and sunbathe on the same day. Skiing is available at Troodos netween the months of January and March, the highest point being Mt. Olympus. The Cyprus Ski Club has 4 ski lifts, 2 of these are on the North face of Mt Olympus and are 350 and 500 metres long, the other 2 lifts are in the "Sun Valley" area south of Mt Olympus and are 150 metres long. The drive from the villa to the Troodos is approx. 1 hour.

Larnaca airport is approx 30 minutes drive away on the excellent motorway link. Airport collection and return can be arranged, price on request.

Further details
The town of Ayia Napa is approx 10 minutes drive with its historic monastry, cosmopolitan nightlife and vibrant harbour.
Waterworld is approx a 5 minute drive from the villa.
This stretch of coastline has some stunning scenery and secluded bays to explore (perfect for that private sunbathe). Visit Cape Greco National Park (popular with divers) and stunning at sunset, or the many nearby greek villages such as Sotira, Vrysoulles or Liopetri. Potamos Harbour is also within walking distance and has 2 small family run tavernas for you to sample - You must try the fish meze!
The road from the Ponderosa to Ayia Napa is lined with bustling nightlife, tavernas and bars ranging from chic romantic to family style.
Ayia Napa is noted for its harbourside fish restaurants with an abundance of fresh local catches. As the town has developed there is now an international flavour to the town with Indian, Thai, Chinese, Japanese, Argentinian, Mexican restaurants and of course the traditional Cypriot tavernas serving mouth watering dishes to suit all budgets. You must try the Cypriot meze maybe washed down with an ouzo!
This area of Cyprus is very popular for weddings and the villa is suitable for guests coming over for this purpose combining their holiday at the same time. Our neighbours and the locals are very friendly and welcoming.
Booking notes
A 30% deposit is required to confirm your booking (non-refundable on cancellation). Full balance required 8 weeks before arrival. A £300 security bond is required when paying balance. Fully refundable after satisfactory inspection by our property manager. The villa is only suitable for a maximum of 8 persons (plus 1 travel cot) under no circumstances must the party size exceed the original booking. Please be aware this villa is situated in a quiet location with permanent residence on site.
