Labat Grange is an old stone barn which was fully renovated in 2005. The renovation was carefully completed to ensure that original features such as oak beams, traditionally tiled floors and beautiful white stone walls were preserved whilst at the same time creating an extremely comfortable and family friendly place for a holiday. The property sleeps 8/10 people, (adults or older children and 2 babies) in comfort. All four bedrooms are en-suite, a big bonus according to our previous guests. The property is set in 5 acres of beautiful countryside which guests are free to explore. The house does have its own completely private gardens and the pool is for the exclusive use of our guests.

Changeover day
Changeover day is Saturday in peak season. It is flexible at other times. The house is available from 4pm on the day of arrival and guests are requested to vacate by 10am on the day of departure.

Living Rooms: The open plan living area includes dining area with table and chairs, sofas, TV, DVD, CD player, satellite TV, French TV, wood-burning stove and a full selection of books and DVDs.
Cleaning/towels/
linen/maid service:
Towels and bed linen provided. Towels and linen changed every Saturday. A mid stay clean can be provided on request.

 

Notes on accommodation
The property is family friendly, we provide cots, high chairs and toys free of charge. The pool is fenced and alarmed for the security of our guests and we have table tennis and table football plus a selection of pool inflatables.

Accessibility
The property is not particularly suitable for people with mobility problems as it is on a number of levels.

Outside
The property is situated in a lovely private garden with the pool a few steps away from the front door. The pool area was recently re-landscaped and is attractively planted and equipped with loungers and pool furniture. In addition there is a sitting out area with table and chairs, sunshade and barbecue, plus table tennis and table football. The house is in a very quiet cul de sac so there is no through traffic. It is surrounded by 5 acres of lovely countryside which is teeming with wildlife and great to explore.

Coast/Beach
Both the Atlantic and Mediterranean coasts are around 2 hours away. We recommend the beautiful sandy beach at Arcachon on the Atlantic coast.

Golf
There are several golf courses within the area.

Special interest holidays
We provide wine tasting trips to the Duras and Buzet appellations. Please ask Clive or Sarah for more information.

Travel
The property is within easy reach of Bergerac, Bordeaux and Toulouse airports. Bergerac is around an hour away (80km), Bordeaux and Toulouse are both around 1.5 hours drive (120km). Agen is on the TGV route from Paris.

Distances
Agen, Lot et Garonne's principal town is 7km away, whereas, Pont du Casse, the nearest village with a selection of shops and resaurants is just 2km away.

Further details
Labat Grange is in the department of the Lot et Garonne, one of the 5 departments making up the region of Aquitaine. Lot et Garonne is an area of rolling hills and wild woodlands. It is mainly an agricultural region growing, maize, sunflowers (for oil) and fruit, in particular, strawberrys, melons and plums for the famous Agen prunes. It contains the wine regions of Buzet and Duras, Buzet in particular producing many fine wines. The climate is one of hot, dry summers and mild winters. Summer generally lasts from April to October.

There is something for everything here, particularly in summer. Many people like to just soak up the sun by the pool with a good book. For the more active there is horse-riding, cycling, golf, canoeing and walking. There are many markets which take place in towns and villages all year round but particularly in summer with the pleasant addition of the night markets. There are many historic buildings to visit such as the chateaux at Bonguil and Duras and the museum in Agen. For children there is the white knuckle theme park, Parc Walibi close to Agen, Parc en Ciel, a tree top adventure playground, Darel pony club in Pont du Casse and many many more.

Agen is a beautiful town and in summer in particular there is always something going on. The town puts on an extensive programme of free open air summer concerts to suit all musical tastes. If you are lucky enough to be there is September there is the Prune show, a celebration of the famous Agen prune which lights up the whole town day and night for 3 days. The town has many many lovely reasonably price restaurants to choose from and lots of shops selling local specialities to explore. In addition there are 2 large markets which take place in the town every week.

Booking notes
If you wish to book, we will send a booking form which we require to be completed and returned with a deposit of 25% fo the total holiday cost. The balance is required 8 weeks before the start of the holiday together with a damage deposit of £200.

We have hired many houses in France and this one is by far the most charming and well appointed we have ever been in.

We had a great time and thoroughly enjoyed our stay in this lovely house.

We really enjoyed our stay here and were happy to find a bookcase with books to suit all tastes, very relaxing stay with great walks, wonderful pool and beautifully renovated barn.
