Terrazza Bella opens onto a large, open terrace with pretty views of hills, unusual in the centre of Spoleto. A glamorous, light and airy apartment with very large sitting/dining room and brand new fully fitted kitchen, inc microwave, dishwasher etc. 2 double beds with adjoining balconies and bathroom with big tub/shower. This luxury apartment is at the top of an important and significant C14 Roman building, the Rocca dei Perugini, that has been gutted and completely restored. It was originally built as the stronghold of Perugia to watch over the citizens of Spoleto, whom the Perugians had just conquered! The entrance to the apartments is through a wide Roman stone passage with a luxury all glass business centre on the left and in-built small glass alcoves displaying small luxury items on the right. A few metres along this passage is a lift and stairs, which take you up through the centre of the building. Staying here you will experience luxury interlaced with antiquity.

Notes on prices
Prices per week in euros for up to 4 persons - extra persons 50 euros/week.
Bookings taken for less than a week. Any day arrival/departure. Private car-space available for 50 euros/week. In reponse to an enquiry, you will automatically receive the Booking Information that tells you how to qualify for discounts and advises you re the cancellation conditions.
Changeover day
Any day arrival/departure. Please arrive between 3 - 5 pm. If you are going to be earlier or later, ring Laurie on (0039) 349 739 3501 to make special arrangments. If you are without a car, Laurie can usually fetch and carry from and to the station.

All utilties eg heating, unlimited hot water, towels, linen, utensils, crockery etc are inc in the rental rate + a generous Welcome Pack. For longer terms lets, cleaning is about 40 euros if you wish it. A free clean is available every 3 weeks. |
Notes on accommodation
There is Internet Broadband access for your computer, free of charge. A car is not necessary as you are just 10 - 15 mins walk from the train station and the bus terminus. While Terrazza Bella is in the city-centre and in the midst of bars, restaurants and shops, the apartment is quiet because it is on the top storey and on a pedestrian street. A secure car-space is available right outside the apartment for 50 euros a week. Please arrive between 2-4pm (or between 4-6pm on Sundays) and depart by 10am to allow cleaning to take place. If you might arrive later than 4pm, phone Laurie on 0039 349 739 3501 in order to make special arrangments to collect the key. Don't leave a message - we don't know how to retrieve them. If you don't get through, keep trying - the signal can fade temporarily in the mountains.

Outside
The terrace is a natural extension of the apartment as the large sitting/dining room opens directly onto it via 2 double doors and the large kitchen window. Big terracotta pots full of colourful bushes, shrubs and flowers decorate this area that looks onto the hills, dwellings scattered around and nearby roof-tops. Garden, dining furnture seats 6. And, there are sunbeds and lounge chairs to snooze on. But, please advise us in advance how many sun-loungers you require since we only put one out because they are rarely used !
Coast/Beach
The beaches of Bolsena lake are 90 minutes drive and of Trasimeno, 2 hours drive. It also takes about 2 hours drive to reach the Adriatic coast. Piediluco beach is about 1 hours drive. The drives to all these places take in sensational views especially the drive to the Adriatic, which passes Norcia on the way - and, if you detour to the left on the way for a further 20 minutes, you can also visit the famous Gran Piano, famous for its natural flower displays in Spring and the white truffle.
Travel
Car-hire is not necessary - Terrazza Bella is sufficiently close to the main-line station, from where you can get to just about anywhere in Italy.
The nearest airports are Rome, Perugia and Ancona - about 45 minutes - 90 minutes drive to Spoleto.
Distances
Assisi, Foligno, Montefalco and Bevagna - 30 minutes drive away, Perugia - 45 minutes, Todi - 1 hour and 30 mins, Orvieto - 1 hour, San Gemini - 30 minutes, Trevi - 20 minutes, Rome - 1 hour/10 mins by train, Florence - 2 hours and 30 mins, Naples - 3 hours and 30 mins and Venice - 5 hours (best by train).
Further details
There are the full range of local shops, restaurants, supermarkets, banks and cash machines - everything you'd expect to find in a sophisticated city centre - just scaled down since Spoleto is more a large fairy-tale village and has the advantage of everything you could wish for within easy reach....especially, ice-cream, cappucino, great wines and truffles !!! The clothes shops ! Not to mention the galleries, museums, theatres and churches that are dotted all around you; and, you will find yourself entranced by the beauty and sprituality that pervades every cobble-stone in every one of its medieval streets. Of course, for the more adventurous amongst you, there is white-water rafting in the area as well as pony-trekking, hang-gliding and much walking territory.
We can provide a mobile phone for a refundable deposit of 100 euros. It is on local rates for which you buy a pay-as-you-go card. It is cheap and, certainly, much more economical than using a roaming mobile !
Booking notes
Generally no deposit/on receipt of an enquiry, you will automatically receive the general booking procedure, which includes the cancelation policy. Bookings for less than a week, but not less than 3 days are costed pro-rata the weekly rate plus 20 euros/day more. Bookings for 2 days are costed pro-rata the weekly rate plus 35 euros/day more.
I do not fill in availability charts because the bookings come in too fast to keep up with them. But, I will try to get back to you immediately.
