For Christmas bookings the villa can be decorated with a 6ft tree and all trimmings for really festive holiday. Free wine rack compliments of the owners for you to enjoy during your stay
Pool open at May - closes end October.
50% deposit required on booking. Payment in full required (cleared funds) at least 8 weeks prior to arrival date
Security deposit of £250 required to be refunded in full within 14 days of departure date if no deductions for breakages are due.
Changeover day
Changeover day is Saturday. Arrival time after 4pm and departure from the property no later than 10am.

Accessibility
The floors of the villa are connected by a large chestnut spiral staircase & there is a log fire in the main living room so Parents with toddlers should TAKE SPECIAL CARE. When using the steps/stairs particularly elderly or infirm may wish to take this into consideration.
The last 100 metres of the road is a single track asphalt road and can seem quite tight at first however, if you drive slowly you will be fine with any size vehicle.
Outside
The garden and balconies of the villa are south facing in full sun all day with stunning views of the surrounding area. The garden is flat on all sides and secure so great for families with young children. The private pool is only used by the villa and is not shared, the above ground pool 5m x 3m it is open May to October each year, at a constant depth of 1m. You can choose to barbecue or enjoy eating alfresco your own Italian pizza cooked in the original wood burning pizza oven. The children will have hours of fun in the sandpit and and playing with the many outdoor toys and games. There is also a private gravelled parking space for one large vehicle or 2 small cars outside the villa.
Coast/Beach
The Versilian coast is within 1 hours drive, with its stunning wide sandy beaches, shallow waters, wide walkways and cycle paths, stretching for miles this coastline takes in the resorts of Viareggio, Lido di Camiore & Forte di Marmi.
Golf
Garfagnana - small golf course with 6 holes, 30 mins away
Versilia - very exclusive, 18 hole par 71, 1 hour away
Vico per lago - driving range, 30 mins away
Montecatini Terme - 18 hole par 72, 1 hour away
Skiing
For clients wishing to ski. The owners have skied in this area for many years & can give advise on the 3 ski resorts close by Cutigliano, Abetone & Monte Cimone, as well as organising your lift passes, ski/ boot/board hire, & lessons etc. on your behalf. Abetone has 21 lifts, 60 km of piste for all levels with great off piste skiing in this avalanche free zone!. Complete with baby parking, 2 snow parks, childrens snow play park & tubing. Also it has lots for non skiers such as the spa & beautiful historic towns of Cutigliano, Fiumalbo, & Pievelago to explore & enjoy. The ski season runs from Dec to April, training ground to both the Italian & British Ski team as well as hosting the Junior World Ski Competion it is definatley one of Italy's best kept secrets!

In the centre of Bagni di Lucca 200 metres from the property you will find a park with childrens play area, 7 bars, 7 restaurants, 2 supermarkets, 2 banks with cash machines, 2 chemists, tennis club, 2 spas, thermal indoor and outdoor swimming pools, wide selection of other shops and twice weekly local market. As well as other bars and restaurants within the 25 villages around the mountains that make up Bagni di Lucca.
Activities you can experience around the area include, walking using many of the marked trails and paths taking you to the hill villages with panoramic views of the Appennine and Apuan alps and the Lima valley. Close to the property you will find horse riding, the deepest gorges in Italy, ropes courses that offer fun for all the family, "Grotto del Vento" breathtaking caves to explore, fishing lakes, an observatory or, simply take time out to explore one of the cities such as Lucca by perhaps cycling around the walls on hired bikes. Enjoy wine and olive oil tasting on the "Strada del Vino" (the road of wine) full of olive groves and vineyards, or visit the palatial villas with their beautiful gardens.

A beautiful house, lovingly restored to a luxurious standard we had a wonderful week in this superb villa, decorated to a very high standard the antique and modern furnishings complement each other beautifullly, and all the extra touches make the difference betwen a great holiday and a truely fantastic one.
We really appreciated the advise on how to get about and where to eat. The villa is well stocked with maps, DVD's, books, toys for the younger kids and wine for the older kids !. The locals are very friendly and many a morning was spent in one of the local cafes sipping coffee (latte macchiato) and eating delicious pastries (try paste con riso). All of us enjoyed many days out including the Carnivale at Viareggio (February), great fun. Sledging in the mountains at Val De Luce, having a picnic on the beach at Lido De Camaiore and visiting the leaning Tower at Pisa. There is such a wide variety of things to do and see, that a week is not long enough. Many thanks to Jo and Antonio
