The surrounding countryside is characterized by old oaks, vineyards, olive trees, orchards and poultry breedings. In the main house you'll find the reception, nine rooms, a panoramic gym, and a wellness centre. Restaurant and swimming pool are in the adjoining annex, where you’ll also find a room which has been especially equipped for disabled persons.

As we don't have a door keeper, our check-in time is from 3.00 pm to 7.00 pm

Notes on accommodation
Wellness Centre:
Plunge into a magical atmosphere made of colours, scents and music: this is certainly the best therapy against the winter cold and the daily stress. During the coldest months you can enrich your stay taking advantage of our wellness centre, with hydro massage, Turkish bath, colour therapy, aroma therapy, shower and beds for your relaxing moments.
Panoramic Gym:
Thanks to the glass structure, with large windows overlooking the beautiful landscape, you can spend your time in our special gym. The gym is air-conditioned, and it offers you tapis roulant, gym bike, rowing machine, multifunctional machines and benches.
Accessibility
A tenth non smoking room is especially equipped for disabled people, without barriers: it is in the annex on the same floor of the restaurant and the pool.
The room offers a private panoramic porch with a car park just outside the main door.
Outside
Our swimming pool is 8 meters wide, 16 meters long and from 1,10 to 2,10 meters deep.
Open from April to October, the panoramic pool with its large solarium is the ideal place for your relaxing moments when the days are warm, or after a trip.
The pool is reserved to our guests, in order to assure privacy and quietness; it is equipped with every facility, as well as showers and changing rooms.
A heated Jacuzzi whirlpool is also available by the pool.

Distances
The farmhouse La Rocca Orvieto is an ideal starting point for daily trips to the best known tourist sites in the middle of Italy.
Orvieto is the closest town (10 minutes driving), but less than 1 hour driving you’ll reach: Todi, Perugia, Assisi, Civita di Bagnoregio, Amelia, Terni, Spoleto, Siena, Pienza, Montalcino, Montepulciano, Arezzo.
In 1,5 hours driving you'll reach Florence and Rome.
Other interesting towns in the Maremma area are less than one hour driving: (Pitigliano, Manciano)
Further details
Several watering places are located in the neighbourhood: Chianciano, S. Casciano dei Bagni, Saturnia, Viterbo and Bagni S. Filippo. The Marmore waterfalls (Europe’s highest waterfall), the Trasimeno lake and the Bolsena lake, the ideal place for everyone who loves sailing boats, windsurf, and canoe.
Booking notes
Bookings are confirmed only when the client’s credit card will be charged with a 30% deposit (a receipt will be available at check in).
Further deductions from the client’s credit card will only be made in the event of late cancellation:
- cancellation from 60 to 30 days prior to arrival: 45 % of the fare
- cancellation from 29 to 15 days prior to arrival: 75 % of the fare
- cancellation within 15 days prior to arrival: 100% of the fare
- no-show: 100% of the fare
