Close to San Casciano dei Bagni in Tuscany, and Trevinano in Lazio, a villa for aesthetes who love the peace of the countryside, unspoilt distant views (including Monte Amiata), and total comfort. Situated on a hilltop where Tuscany, Umbria and Lazio meet, decorated by the owners with their own collection of works of art, very recently refurbished using only traditional materials, high ceilings, double glazing and ‘Persiana’ shutters make it chillingly cool in Summer. Fires and big radiators keep you warm in winter. Nearby in San Casciano dei Bagni is the famous Fonte Verde spa, and the villa is within a day’s outing of at least fifteen famous cities and towns. The swimming pool, 15m x 6m, enjoys views and perfect tranqulity.

Changeover day is Saturday.

Bedrooms: 4 bedrooms with double beds (one of which has an additional single bed), 2 bedrooms with twin beds (one of which has been equipped for children, and can have an additional cot).
Bathrooms: 5 bathrooms, en-suite, of which 3 have baths, 2 have showers, and one is a simple washroom for children.
Kitchen: 2 fully equipped kitchens, one upstairs, one down (with access both to the terrace and the dining room). Both have a cooker and fridge. The upstairs kitchen is smaller and has no dishwasher, the downstairs on is bigger and has one.
Utility Room: The upstairs kitchen contains a washing machine; there is a small utility area under the external staircase with a second washing machine.
Living Rooms: Upstairs there is a large living room, with a working Tuscan fireplace, connected to a dining hall. Downstairs there is a 'snug' sitting room with TV (Sky) and this is connected to the main dining room.
Other: The house, at 500sq.m, is very spacious with room for parties. It is furnished throughout with beautiful antiques, and paintings. If split each flat is fully self contained.
Cleaning/towels/
linen/maid service:
The house is cleaned daily (3 hours), and all towels and linen are provided. If people stay for more than one week then the linen and towels are changed on the Saturday.

Accessibility
The downstairs is fully accessible for wheelchairs and has all the necessary facilities (three bedrooms, kitchen, dining room, living room, access to the terrace).

Outside
There is a long shaded terrace on the north side of the house with tables and benches for 12 to eat out. The house is surrounded by 1 hectare of its own land, which the owners have landscaped. The swimming pool (15x6m) has steps It has four 'loungers'. The setting is entirely rural with unspoilt views in all directions.

Coast/Beach
To drive to the West Coast takes 90 mins, where there are many beaches and the famous Porto Ercole.

Skiing
Monte Amiata, which is 30 mins away, has a small ski resort.

Special interest holidays
Tuscan cookery courses can be arranged in a nearby villa.

Travel
Rome Fumicino, Rome Ciampino, Perugia, and Florence airports all provide access. The furthest (Rome Fumicino) is 2.5 hours drive to the house; the nearest Perugia is 1.5 hours drive. A car is essential, as the house is in a very rural location.

Distances
The nearest significant village is San Casiano dei Bagni, 7kms away, which has two excellent restaurants, and shops selling vegetables, meat, and groceries. Places in reach for a day's outing include: Abbadia S. Salvatore, Acquapendente, Arezzo, Assisi, Castiglione del Lago, Chiusi, Citta della Pieve, Florence, Lago di Bolsena, Lago di Trasimeno, Montalcino, Monte Amiato, Montepulciano, Orvieto, Perugia, Pienza, Pitigliano, Sarteano, S.Quirico d’Orcia, Siena.

Booking notes
A deposit at the time of booking of 33% is required. This is refundable on certain conditions. A further returnable deposit in case of breakages of 1000 euros is also required when the full payment is made. The weekly rental includes a maid for 3 hours daily, six days per week, and electricity up to 300 KW per week.
