The ground floor comprises 32ft fully equiped kitchen with dining area for 10, 30 ft sitting/living room, plus an additional bathroom. The barn - just 6 metres from the house, comprises 2 double bedrooms (1 double and 1 twin) and bathroom. The ground floor is open plan with fully fitted kitchen and contemporary living space. The sitting area includes TV, DVD player and iPOD dock. The kitchen is well appointed with all mod-cons. The property has underfloor heating and state of the art wood burning stoves. Absolutely perfect for families.

Notes on accommodation
The house and the barn have recently been restored and include cool terracotta floors, mosquito screens in bedrooms and bathrooms, underfloor heating. The 4 spacious bathrooms include powerful showers. The house is excellent for children with open spaces and outdoor fun, there is a pool so parents must make sure that they do not leave minors unattended. A high chair and travel cot are provided.
Accessibility
The property has a ground floor bathroom in the main house, all doors allow wheelchair access. Sleeping accommodation can be arranged on the ground floor. The pool also has roman steps to allow ease of entry and exit.
Outside
Large private pool 12m x 6m with stunning views and terraces great for sunbathing or al fresco dining. There are 4 large terraces with 3 big umbrellas and 11 smart sunbeds. The large terracotta terraces are located outside the kitchen, sitting room, barn and by the pool with smart furniture to dine or simply unwind and enjoy the views. 30 years ago Casa Ruspiano was one of the largest farming estates in the area. Today many of the fruit trees are still active producing mainly plums and pears. This area is beautifully kept with working farms close by selling organic foods.
Coast/Beach
The closest beach is at Rimini 175km from the house by car. The beaches are sandy, well organised and very pleasant. Most have loungers and bars attached to them where you are served drinks/food on request. The Italian Lakes, Venice and Cinque Terre can also be accessed for great days out.
Especially for the kids there is a Aqua Park less than 40 minutes from the property.
Golf
There are 4 golf courses within a 1 hour drive of the house, details available on request.
Skiing
Corno alle Scale and Sestola ski resorts are approx 1 hour by car from the house.
Special interest holidays
This is a popular area for walkers, cyclists and visitors wishing to access both Tuscany and Bologna. Not forgetting Bologna's reputation for the best food in Italy - this is also a popular location for Tartuffo and Wild Boar cuisine with a Michelin star restaurant less than 20 minutes away. Horse riding is also available locally.

Emilia Romagna is Italy's finest culinary region, home of balsamic vinegar, parmesan cheese and parma ham with Bologna, its capital, voted the place Italians would most love to live, this is truly La Dolce Vita, with art, culture, tradition, museums, palazzos, piazzas, churches, towers and superb shopping.
Tuscany is renowned for its fantastic wine and beautiful architecture. Carmignano, less than 30 mins from the house, is known for wines that marry Sangiovese and Cabernet grapes (as well as local olive oil and grappa) and wine tasting is available in lots of local vineyards. Because of the area's superb culinary traditions, there are a profusion of food festivals (sagre) all year round, ranging from chestnut sagre to the famous white truffle sagre. In the summer local sagre in near-by villages include polenta, wild boar, venison and ravioli.
This area is home to many music festivals in the summer, including Italy's best blues and jazz festivals. Pistoia holds the world famous Pistoia Blues festival every July, as well as the Giostra dell Orto, a jousting medieval procession also held in the Summer. The Porretta Jazz festival each summer, includes past guests like Buddy Guy or visit the famous thermal spas. Prato has an annual national Comic Book Conference in the spring and Prato and Bologna Estate (July/August) is a living arts festival including open-air theatre, concerts and films held each year. Nearby San Miniato is home to antique and craft festivals on the third and first Sundays of every month. For visitors who enjoy a faster pace the area also is home to Ferrari, Formula 1 with the testing track and museum based at Maranello just 35 mins away. This area is absolutely perfect for families, children, artists, writers and culture connoisseurs.

Casa Ruspiano is a beautiful getaway within easy reach of all the sophistication that Bologna and Florence have to offer. The house is beautifully appointed and the grounds offer total privacy.
