The farmhouse sits in 27 hectares of meadows with breathtaking views of Tuscan/Umbrian hilltowns. Although secluded, the property is 5 mins drive from Citta della Pieve, a medieval town on the border of Umbria & Tuscany so perfectly positioned to explore two stunning regions. A welcome basket on arrival with essentials, bread, bottle of local hand picked extra virgin olive oil & local wine. The farmhouse is beautifully restored keeping traditional features of chestnut beams & terracotta tiles, rustic & stylish with modern amenities. Set back from the road in landscaped gardens with large mosaic tiled pool. The apartment is romantic & cosy in winter, yet cool in summer. | Bathrooms: | Large modern bathroom with shower, washbasin, toilet and bidet. The bathroom has been restored sympathetically with modern amenities but retaining charm with rustic beams and terracotta tiles. The bathroom is very spacious. |
| Kitchen: | Lovely and well equipped kitchen with comfortable but stylish furniture, built in fridge/freezer, Dualit combination oven/grill/bake and hob. Dining table for 4. |
| Utility Room: | There is a cantina 20 feet underground with 2 caves veering off either side. More for it's beauty than storage and furnished with a medieval style gate, the cantina is a lovely addition. There is also a large raised shared terrace perfect for evenings. |
| Living Rooms: | Living room includes dining area for 4 and double sofabed which is large enough to seat 3, sleep 2. |
| Other: | A welcome basket on arrival which includes basic necessities (tea, coffee, milk, butter, jam, bread) as well as a bottle of local hand picked extra virgin olive oil (pressed Montepulciano November 2008), local wine and a seasonal speciality. |

Notes on accommodation
Restored to a high quality, the property is charmingly decorated incorporating traditional features with stylish furniture and accessories. The private ground floor entrance leads onto a fully equipped kitchen with sitting/dining area and double sofabed. A hallway leads to a large separate bathroom with toilet, shower and bidet. 2 steps down leads to a large double size bedroom with king bed with arched windows with views. High ceilings and original and charming brick wall feature and centuries old walls create a spacious yet cosy feel. A private outdoor patio/BBQ area at the main entrance to the old Cantina. Perfect for an al fresco meal or simply to relax with a glass of wine. The apartment is centrally heated with all modern necessities including Dualit combination mini oven, hairdryer, bedlinen, kitchen linen and towels. Outdoor furniture is provided for al fresco dining. Suitable for a couple on holiday or honeymoon or a small family.

Accessibility
A full check-in & check-out service is provided by a local with extensive knowledge of the region. Leonardo will meet you on arrival to run through the apartment, pool, Citta della Pieve, restaurants and suroundings and will be available for any queries/problems throughout your stay. Private walking tours of Southern Tuscan town-Montepulciano, Pienza, Cortona, Siena can be easily arranged where you might indeed be fortunate enough to meet the Mayor of Montepulciano as did 2 of our guests.
Outside
Set in an open position with panoramic views is a large 20ft x 50ft x 4.2ft shared pool with adjoining children's pool. Blue mosaic tiles decorate the interior of the pool and sunbeds, umbrellas and outdoor shower are provided. The pool is a perfect place for swimming, sunbathing and relaxing as well to watch the magnificent sunsets and to take in the lights of the hilltowns in the distance. Maximum depth 4.2ft.
Coast/Beach
The nearest beach at Castiglione del Lago on Lake Trasimeno which is approximately 20 minutes drive.
Golf
The nearest 18 hole golf club (near Perugia) has wonderful services such as practice ground with open and covered bays, 2 x chipping greens, practice putting green and driving range. It also houses a restaurant (open Wednesday to Saturday serving typical Umbrian food) as well as a swimming pool and hydromassage for members and visitors. 18 holes: 6,272 yards, PAR 72, SSS 70 hire equipment and sevices.

Halfway between Florence and Rome, on the border of Umbria and Tuscany, Citta della Pieve, a charming medieval town, is 3kms drive from the property with excellent facilities of bank, post office, hospital, pharmacy, restaurants and supermarkets. Citta della Pieve plays host to a variety of festivals throughout the year including the renowned medieval Palio dei Terzieri in August as well as home to Umbria's most famous artist 'Il Perugino'. Perugia, Orvieto, Assisi and Lake Trasimeno are easily reached as well as Southern Tuscany where you will find the stunning towns of Siena, Montepulciano and Pienza. The property is accessible from all of the major airports (Rome, Pisa, Florence) with the nearest airport in Perugia (40km) with direct flights to and from London. Easily reached is the A1 Rome-Florence motorway (18km) with the nearest train station in Chiusi (10km) where hire car is also available. Florence and Rome are a day trip on the train.

Returning Guests will receive a discounted rate. Payment can be made either by Euros or Sterling. A refundable deposit of £100 required. Payment can be made via bank transfer or cheque. Rental rate includes all except charges for heating November - March. Arrival and departure times worked around guests.

The pool was big and so quiet and peaceful. Citta della Pieve is such a lovely city with nice Italian people.
