Casa del Sole is a restored farmhouse with superb panoramic views. Sleeps 4. Private use of the 12m x 6m pool, set in a fully landscaped garden. Situated below the picturesque village of Collazzone, the house is 30 minutes south of Perugia and 15 minutes north of Todi, 45 minutes from Assisi. Market town nearby with full amenities. Ideal spot to relax in or use as a base to explore Umbria.

Changeover day
Changeover day is Saturday, but some flexibility is possible. Arrival after 2pm. Departure before 10 am.
| Bedrooms: | Master bedroom on the first floor, with queen size bed. Double glass doors to veranda and outside staircase descending to formal garden. Bedroom 2 on first floor, single bed, views of Umbrian hills. Bedroom 3 on the ground floor with single bed. |
| Bathrooms: | Bathroom on first floor, adjacent to double and single bedrooms, containing shower, basin and toilet. The principal bathroom is on the ground floor, next door to the single bedroom. It contains a bath/shower, basin and toilet. |
| Kitchen: | The kitchen is on the ground floor and is equipped with gas hob, electric oven, microwave, dishwasher and fridge/freezer, toaster and coffee machine. |
| Utility Room: | There is no utility room at this time; the washing machine is concealed in a curtained alcove in the ground floor bedroom. |
| Living Rooms: | The ground floor sitting room is spacious (6 x 6m), with the traditional beamed roof. Equipped with satellite 42" TV, DVD, video and CD players. Over 200 DVDs and video feature films are available. Seating - principally two three-seater leather sofas. |
| Other: | Adjacent to both sitting room and kitchen is the conservatory, providing a dining area and furnished with 2 easy chairs. The studio is entered from the conservatory, and is provided with internet access for our guests. |
| Cleaning/towels/ linen/maid service: |
Clean towels and bedlinen are provided and will be changed each week.The cleaning lady comes once a week for two hours and the pool will be cleaned once a week also. These services are included. |
Notes on accommodation
We regret that the property is not suitable for children under the age of twelve years, as neither the pool nor the ponds are fenced. Nor, for similar reasons can we accept pets. With a dog there is the additional danger of it escaping off the propery. This is an area where the local hunters put down poisoned bait. Several pets that we know of have died in this way. The house is fitted with a security alarm. On arrival, guests will find milk, bread, fruit, eggs and a bottle of wine on the table. Any other foodstuffs found in the cupboards and on the shelves may also be used. Most of the gaden ia watered with an automatic irrigation system, however , on the terraces there are several potted plants which have to be watered by hand every morning. It is important that would be bookers are prepared to take responsibility for this daily fifteen minute task.
Accessibility
The house and gardens have been created on various levels, and so would be difficult to negotiate for people with mobility problems.
Outside
The owners are both gardeners and anyone who enjoys gardens will appreciate their efforts at Casa del Sole. The idea was to create a series of garden rooms, each one offering its own distinct atmosphere and personality. Thus we have the potager garden, with its formal raised beds planted with a mixture of vegetables and flowers. The upper terrace, with its big, shady trees, is ideal for sitting and taking in the view of Monte Subasio and the wide valley below. Here also can be found the pergola, for eating out of doors. This in turn leads to the Thai garden, a tropical planting surrounding a small wooden house in the Thai style. The lower terrace, with its hint of a ruined Roman forum, contains the pool (12 x 6m) and is furnished with loungers and a large umbrella. Here also is the second studio, with toilet and shower, availabe for use as a changing room. From here wide steps flanked by columns, will take you through a rocky gorge to the wild garden and the water lily pond.
Coast/Beach
Both west and east coasts are approximately three hours by car. There are beaches on the shores of Lake Trasimeno, an hours drive from the house.
Golf
There are three golf courses: Santa Sabina (18 holes) just outside Perugia (0755172204); Lamborghini (9 holes) near Panicale, just south of Lake Trasimeno (075837582); Antognolla (9 holes) a few miles to the north of Perugia (0756059563).
Special interest holidays
A near neighbour who teaches Italian, is willing to give one to one lessons at the house, to those who are interested in gaining a greater knowledge of the language.
Travel
A car is absolutely essential for both sightseeing and shopping in this part of Umbria. The nearest airport is Perugia (Sant' Egidio), half an hour's drive from the house and served by Ryanair to London Stansted. Rome airports are 2.5 hours by car. Ancona and Forli (Bologna) 2 hours by car, Pisa 3.5 hours by car.
Distances
Collazzone, our nearest village, is two kilometres up the hill from the house. Going down the hill the same distance, you reach Colepeppe and the E45 motorway. From the house by car you can get to Perugia in half an hour, Todi in 20 minutes, Assisi in 40 minutes, Spoleto in an hour. Trains from Perugia and Assisi will get you to Florence in three hours. There is an excellent bus service from Todi to Rome, taking two hours
Further details
There is a modern pharmacy in the centre of Colepeppe and on the edge of the village a supermarket and frozen seafood shop. More varied shopping, including including several large supermarkets and various banks, can be found in Marsciano, a 15 minute drive from the house. Its large street market takes place every Monday morning. This area of Umbria boasts several excellent restaurants; these are all listed in our house brochure (available to guests on their arrival).
As well as the previously mentioned Perugia, Assisi, Todi and Spoleto, this part of Umbria has many smaller towns and villages of great beauty and interest, Bevagna, Trevi, Monte Castello di Vibio and Spello to mention just a few. Tuscany can be reached in a three quarter hour drive. Set off Eastwards and in an hour you arrive at Norcia and the mountains of the Sibillini National Park.
Booking notes
25% payable with the booking. Balance payable two months before arrival. If arrival is less than 6 weeks, full payment at the time of booking. At the time of the balance payment, a cheque for £200 is required to cover any accidental damage that may occur during your stay. This cheque is returned on the day of leaving.
