Casa Lava has been lovingly restored by local craftsmen using traditional materials and offers spacious accommodation for those looking for safe, family-friendly holiday or a fun villa for a large group of friends. The villa is set in 10 acres of beautiful countryside and offers classic, rustic Italian views. The floodlit pool (12m x 6m) is fenced for safety and overlooked from the covered patio. Both Ancona and Peascara airports are about 1 hour 15 minutes away by car. Both are serviced by Ryanair from Stanstead Airport. Rome is a 3 hour drive or bus-ride away and the nearest train station is 20 minutes away in San Benedetto. 10 minutes away by car is the stunning hilltown of Offida with a number of great bars and restaurants. The beach is a mere 15 minutes drive away, as is the often overlooked but beautiful city of Ascoli Piceno. If you crave mountain air then 45 minutes to the West are the Sibillini mountains which sit within the stunning natural beauty of the National Park.

Notes on prices
Casa Lava may be available for shorter lets, long weekends or long Winter lets. Please contact us with your requirements. We offer a 20% discount on second/third weeks for off-season lets. Special rates apply this Autumn as not all the soft-landscaping has finished - only £700 for the remaining weeks until 19 December 2008.
Changeover day
Normally changeovers are on a Saturday, but it may be possible to make alternative arrangements particularly in low season. Contact us with your suggestions. Arrival time is 3.30pm and check out by 10.30am.

Linen is included. In Summer this comprises cotton sheets, pillow cases and bedspreads. In Winter additional eiderdown-type quilts are provided. Towels are also included (1 bath and 1 hand per person). Please bring your own beach/poolside towels. |
Notes on accommodation
The villa is fully centrally heated with cast-iron radiators as well as a large wood-burning stove in Lounge 2 which also provides heat for the house. The pool has been fenced and there is a lockable gate for added peace of mind. It is overlooked by the covered terrace outside the kitchen so parents can watch their childern while they sample the local produce and wines. The gardens and grounds are extensive and include two hills for energetic exploring!
Accessibility
There is a double sofabed in the quiet lounge on the ground floor. There is also a ground floor wc and basin in the utility but no bathroom on this floor.
Outside
There is a patio running all the way around the house with a covered area accessed directly from the kitchen, providing a perfect shaded spot to enjoy al fresco dining with an outdoor table and chairs. This patio overlooks the 12m x 6m private pool with outdoor shower. A number of sun loungers and umbrellas surround the pool during the warmer months. There is a brick-built BBQ adjacent to the patio and the 10 acres of grounds provide a large, safe play area for the kids.
Coast/Beach
The beach is only a 15 minute drive away. The nearest resort is San Benedetto with its parade of beach-side cafes and restaurents, with some of the best fresh fish and sea food on the Adriatic. 20 minutes away is Grottomare which provides a quieter beach day out. The beach itself is sandy, with a warm, calm sea - perfect to swim in and safe for the kids.
Skiing
There are a number of ski resorts in the Sibillini mountains, the nearest being about 45 minutes away. offering gentle skiing, ideal for the beginner or for families. Skiing is also available nearby in the National Park of Gran Sasso in Abruzzo.
Travel
Casa Lava is 1 hour and 15 minutes from both Ancona and Pescara airports by car. Both are serviced by Ryanair from Stansted airport. Car hire is essential and we recommend Herz who have special rates for Ryanair customers. Daily flights currently get you into Ancona for 1.30pm, meaning you can be by the pool for 3.30pm. Rome is a 3 hour drive or bus ride away: the daily bus stops at the nearest village, Castel di Lama. The nearest train station is at San Benedetto.
Distances
Castel di Lama is a 5 minute drive away and the stunning hill town of Offida is 10 minutes away. The coast is 15 minutes away, as is the often overlooked but beautiful city, Ascoli Piceno. If you crave mountain air then 45 minutes to the West are the Sibillini Mountains for walking, mountain-biking or skiing during the Winter.
Further details
Most supplies can be bought locally in either Castel di Lama or Offida and there is a large supermarket just 10 minutes away, on the outskirts of Castel Di Lama for your bulk purchases. There are also cinema screens here as well as a bowling alley. You can also buy chickens from the adjacent farm. Local bars and restaurants can be found in Castel di Lama. It also has the wonderful Borgo Storico Seghetti Panichi, a lovingly restored Italian Manor House with pretty grounds and a great restaurant. The stunning hill town of Offida is 10 minutes drive from the property. With its Thursday market and recently restored 'Palazzo Communale' it also boasts the spectacular church of S. maria della Rocca which is set on an outcrop and has looked out over the valley for over 1000 years. Offida also has a number of great bars and restaurants and has frequent open-air festivals throughout the Summer. Every Friday during July and Augist there is a night market where the main attractions are the food and wine being served, together with crafts and bric-a-brac for sale. There is a wine festival in early September and a 4-day carnival event just before Lent, complete with a costumed 'bull' chase around the streets and concluding with 'I Vlud' procession, where citizens carry 8 feet tall bundles of reed and straw to a bonfire in the Piazza del Popolo. The regional capital, Ascoli Piceno, with its central Renaissance square is also a must visit. It is only 15 minutes away by car and this beautiful city has all the bars and restaurants you could wish for, from pizzarias to stunning, converted monasteries. Its central Renaissance Square - Piazza del Popolo - is considered one of the most beautiful in Italy. It is home to the historic Cafe Melleti which is a perfect spot to sip a coffee or a glass of wine and watch the world go by. The shopping is also excellent with local boutiques offering a wide range of stylish Italian clothing.
Booking notes
Please contact us by telephone or email to make a booking. We require a deposit of 25% of the rent on booking and the remainder within 8 weeks of the start date of the rental period. There is a £300 breakage and cleaning deposit, also payable 8 weeks before the start of the letting. This deposit is fully refundable if the property is left in the condition in which it was found.
