The cottage is built of local stone and has high quality furnishings, central heating and a log fire. All windows are fitted with insect screens and shutters. It is situated between San Ginesio and Tolentino and therefore offers both historic and cultural activities throughout the year. Superb walking routes in the nearby Sibillini National Park are ideal for all levels of experience. The Nearby beaches offer something for everyone from large well equipped resorts to smaller less crowded spots. All have remarkable places to enjoy the famous fish dishes of le Marche. Nearer at hand there are many excellent restaurants that previous guests have raved about, le Marche is famed for the freshness of its food and simple cuisine. Nearby Lago Fiastra is always popular with visitors, located in the national park it offers beautiful scenery, boating and swimming. In the Winter there is skiing at a number of well equipped resorts at Sarnano and Visso, less than 60 mins drive away.

Notes on prices
Prices are for the property per week in UK pounds.
However in low and medium seasons shorter periods can be arranged. A minimum of 2 nights stay is required.Charges vary from £80 to £120 per night for upto 4 guests. Longer stays can be arranged for guests seeking, overseeing or waiting property completion in the area. Rates to be agreed depending on period required.
Changeover day
Change over day is Saturday. Arrivals should be after 3pm and departures before 10am.

| Bedrooms: | Bedroom 1 has a double bed and large wardrobe. Bedroom 2 has two single beds and a large wardrobe. Both are heated by radiators. |
| Bathrooms: | Bathroom 1 is en-suite with bedroom 1 and has an enclosed shower, wash hand basin, bidet and toilet. Bathroom two is next to bedroom 2 and has a bath with shower, wash hand basin, bidet and toilet. Each bathroom is finished to a very high standard. |
| Kitchen: | The kitchen has all modern appliances including cooker, hob, extractor. A fridge and dishwasher are fitted with plenty of cupboard space, a large dining table and 4 chairs are provide in the eating area. |
| Utility Room: | The utility room has a sink, washing machine and additional fridge for storing wine and other drinks. |
| Living Rooms: | The living room has a settee and two chairs, log fire and TV, DVD and iPOD player. There is a large double door giving views over the garden and country side. |
| Other: | There is a pool room with toilet facilities as well as all the services for the cottage. |
| Cleaning/towels/ linen/maid service: |
Towels and bedlinen are provided for the cottage which are changed weekly. A cleaning service is provided weekly. Guests are asked to bring towels for the pool and beach. |

Heating is provided and a charge is made during the low season for gas used. Wood for the log burning stove is available free of charge.

Accessibility
There are steps leading from the parking area and pool, therefore the cottage is not suitable for wheel chair access. Smoking is not allowed in the cottage.
Outside
There are large landscaped gardens and grassed areas around the house and pool, these are irrigated automatically using rain water. A productive vegetable garden and vine yard have been planted and guests can make use of the produce when in season. The pool is 12 metres x 6 metres and the owners do use the pool from time to time. There is a gazebo and BBQ with plenty of sun shades and loungers, these are situated around the pool.
Coast/Beach
The nearest beach is San Elipido about 40 mins drive from Regnano. The beaches around this resort stretch for miles and are a mixture of sandy stretches and small pebbles. All are blue flag and have plenty of restaurants and beach facilities. A little further north are the beaches of Sirolo and Porto Nuovo, these are sheltered by high cliffs and pine trees and are great for a special day at the seaside. Sirolo is especially worth a visit as the little town is a gem high above the Adriatic.
Skiing
Ski resorts are situated in the Sibilini mountains, the nearest is Sarnano about 40 minutes drive away. All the expected facilities are available including professional tuition.
Travel
The nearest Airport is Ancona, served by Ryanair from Stansted. It is just over an hour from Regnano by car. Other nearby airports are Forli near Bologna, Pescara and Rimini. Again Ryanair fly to each. A car is essential for guests and can be hired at the airport (or from agents in Macerata).
Distances
Regnano is 10 minutes drive from Tolentino and 5 minutes drive from San Ginesio. Macerata the regional centre is 30 minutes drive.
Further details
Banks, supermarkets, restaurants are situated in Tolentino and San Ginesio. There are plenty of good eateries in local small villages, such as Loro Piceno, Urbasaglia, Colmurano as well as banks and shops selling local produce. Markets are held in all the above mentioned, some on Sundays. Walking, horse riding and cycling are worth considering as great ways of seeing the beautiful country side. The cottage is situated down a white road which is kept in excellent condition and is not a problem for any vehicle. Peace and quiet is the outstanding feature with plenty of wild life, in fact most guests choose to spend the best part of the stay in or around the pool.
Booking notes
A non refundable deposit of 30% of the total price is required within 7 days of the confirmation of availability. The balance to be paid at least 7 weeks before the start of the holiday. For bookings that take place within 7 weeks of the start, the full amount is required. A Cancellation charge 75% of the rental price applies if the cancellation is made between 6 and 7 weeks before the start of holiday. If the holiday is cancelled within 6 weeks of the start the cancellation charge is 100%.
