This tranquil Quinta, situated just 3 mins from the new Oceanico development with the new Faldo/O'Connor golf courses. 10 mins from beautiful coves and beaches, water parks, Algarve Shopping, Zoomarine, Carvoeiro, Silves etc makes this the ideal choice for families requiring privacy, but with a 'home from home' feel. UK Sky TV is installed in each property, stone built oven and bbq stands on the terrace by the 10x4 pool (not overlooked) and there is a large covered seating area for dining alfresco. Clementine trees surround the front of the property, followed by a very large grassed area suitable for even the most energetic of families to play, then to 34,000sqm of orange grove. The main Quinta sleeps six, all bedrooms have air conditioning, it has its own private car park. The stable conversions (with wood and beam ceilings) have been restored with tradition in mind. The 2 bedroom apartment sleep 4 and the Studio sleeps 2. There is separate parking for the stable conversion.

Changeover day
Saturday is the preferred changeover day for the summer months, more flexibility between October and May. We ask that the arrival time is after 2pm and departures before 10am to allow the property to be fully cleaned and made ready for the next clients.

Notes on accommodation
This property is perfect for large or extended families up to 12 persons that wish to holiday together, but require their own 'space'. All facilities are within a 10 min drive including water parks, beaches, shopping centres, bowling, cinema, horse-riding, places of interest, supermarkets, swimming with dolphins at zoo marine. There is a local bar and mini-mart a 5 min walk from the quinta. Air conditioning is included in the price, as is a 'welcome pack'. The very large grassed area is wonderful for cricket, football, ball games and for having family fun! You will also find a selection of books and games inside the main Quinta.
Accessibility
This property is unfortunately not suitable for wheelchairs, but persons will small difficulties should not have any major problems as there are very few steps, and all the properties are single story buildings. Please email for further assistance.
Outside
Covered outside dining area with round wooden table, and chairs overlooks the large 10x4 swimming pool. This has a shallow step down area and gradually becomes deeper, sun loungers with mats and sun umbrellas are provided. There is a large stone built oven and BBQ perfect for summer dining! To the right of the pool is the large grassed area suitable for outside games. Washing roundabout is on the edge of this area. To the front of the property is a mature tropical garden, and a large gravel parking area. The stable conversion has its own drive and parking, another stone BBQ is located close to the 2 bedroom apartment. The pool is private for the main Quinta, if the stable apartments are rented separately they do not have use of the pool. Clemantine trees line the drive to the Quinta. Behind the grassed area (approx 2000sqm) is a wall, all the land behind the wall is owned by the Quinta, but not suitable for play. Please help yourself to any of the oranges lemons peaches etc.
Coast/Beach
There are some beautiful coves and beaches to explore within a 10 min drive from the Quinta. From the long sandy fisherman’s beach of Armação de Pera, to the wonderful caved beach of Carvalho (hard to find but worth it!). Pack a picnic or lunch at any of the lovely little beach bars, but dont forget to take (and drink) water with you, and of course-sunblock! Cutting and placing lemons near you on the beach and act as a deterrent to flies and mosquitoes!
Golf
The new Oceanico development with the Faldo/O'Connor golf courses due to open September 2008 are just a 3 min drive from the Quinta. Penina is 20 mins. There are more courses within the Silves area, travelling time of 15-20 mins.
Special interest holidays
This property has been very popular with naturists due to its privacy and tranquility.
Travel
Faro airport is approx a 40 min drive to the property. A22 motorway then 4km on local roads. Seville airport is approx 2 hours 15 to the property.
Distances
Local bar and mini-mart is a 5 min walk. Closest supermarket is in Lagoa or Alcantarilha, with a driving time of 5 mins. Driving times -Water park 5 mins, Beach 10 mins, horse-riding 5 mins, golf 5-20 mins, Lagoa 5 mins, Porches 5 mins, Zoomarine 10 mins, Algarve Shopping 10 mins, Silves 10 mins, Caroeiro 10 mins, Portimao 20 mins, Albufeira 20 mins, Vilamoura 30 mins.
Further details
Health issues:-Portugal has had a written agreement since 1911 with the British government, so an E111 does not apply here as you receive full cover automatically. We suggest you colour photocopy your British passport and carry it with you at all times, for identification, and should an emergency occur, for your hospital treatment. The closest hospital is Portimao at 15 mins drive, there is an excellent emergency department and English is usually spoken by the doctors. The closest Pharmacy is in Pera (5mins) or Lagoa (5 mins) and again English is spoken. You will be given a 24 hour contact number should any emergency unfortunately occur, and we will help and advise you.
There are many great restaurants within a 10-15 min drive, including Portuguese, Chinese, Italian, Indian, English! For the children (and most of us adults!) zoo marine should not be missed! Its excellent value for money, but if you want to swim with the dolphins its advisable to look on their website and book before you come to avoid disappointment.
Algarve shopping is just 10 mins away and offers plenty of retail therapy plus 10 pin bowling and cinemas. For those wishing to travel a little further, Lisbon is a 2 hour drive on the toll motorway, a beautiful city well worth visiting. To Ayamonte on the Spanish/Portugal border is 1 hour, shopping is 5% cheaper there due to less tax.
Seville is 2 hours, take a horse and carriage ride round the city. For explorers, adventurers, or relaxers, this property offers the perfect all round solution. Have a wonderful holiday!
Booking notes
Telephone enquiries welcome, with all bookings being made via email for confirmation. On booking, a 50% non refundable deposit is required, with the balance to be received 8 weeks prior to arrival date. A NIB number will be supplied for the transfer. Additional requirements must be confirmed by email 4 weeks before arrival (i.e. special food requests etc).

A unique experience for us, and one we will repeat, all the children loved the space and could tire themselves out there or in the pool, and we knew they were safe, which makes a far more relaxing holiday for us parents without the strain of keeping watch on a busy beach.
