Villa is located close to beaches, and fine dining is a short drive away. A mall is located 15 minutes away and many other natural attractions a short drive. The home has 14 ft high ceilings. A large open floor plan that brings the outdoors inside when the 12 foot wide sliding door in the great room is opened. A swim spa has 2 jets for swimming exercising. It is also a hot tub that accommodates 8 persons. Bicycles and beach supplies are in the 2 car garage. Golf courses are nearby as well boat rental facilities. The home is located in a subdivision called South Gulf Cove, which is directly east of the Rotonda. All the amenities of the Rotonda area are shared by South Gulf Cove. A fishing village and art colony called Placida is 5 miles away at the end of the Cape Haze Pennisula. Boca Grande the city where the Bush's vacation and golf is a mere 7 mile drive. There are many great restaurants there and beautiful sunsets are its main feature. Venice and Sarasota are not far away.

Security deposit of $500 which is refundable upon departure if home is found without damage and in the same condition when you arrived. Refunds for cancellations are negotiable.

Changeover day
Arrival and departure times are flexible. You will be greeted and oriented to the home by the owner. We will accomodate your flight schedule.
Accommodation
| Bedrooms: | All bedrooms have queen size beds. The den/reading room has a queen size sofa bed as well. Beds have pillow top mattresses for added comfort and are dressed with designer coverings and high thread count sheets. Down comforters are available for each bed. |
| Bathrooms: | Pool bath and guest bath have standard features. Master bath has walk through shower with a rain forest and massage shower head. A candle chandelier hangs over a Roman tub. 2 vanities with 2 sinks and a separate toilet are also part of this bath. |
| Kitchen: | Brand new stainless steel Kitchenaid appliances will make you want to be in the kitchen. A double door refrigerator dispenses ice and water. A coffee maker, toaster and blender are also available. Carving utensils and cookware are of the highest quality. |
| Utility Room: | Located off the kitchen you will find a matching set of Kitchenaid appliances for washing and drying clothes. Clothing can be passed through a double door closet for easy access to the laundry room. Ironing board and iron, air pump, vacuum cleaner too. |
| Living Rooms: | Leather couches and light maple minimalistic furnishings appoint the living room. An Andy Warhol area rug is the highlight of this room that has a wide screen television with DVD and surround sound. Seating for 8 is available at the dining table. |
| Other: | A reading room/den with a designer couch that converts to a queen size bed will provide excellent sleeping. This room boasts an unobstuctive view of the waterway. The breakfast nook off kitchen has an aquarium window overlooking the waterway as well. |
| Cleaning/towels/ linen/maid service: |
Guests are responsible for their own laundry needs. Guests need not to be responsible for linens and towels when they depart. Maid service available if required at additional fee. Table cloths and placemats are in the china cabinet. |
Notes on accommodation
Home has a central air conditioning system for heating and cooling. A very nice breeze from the waterway cools off the home and offers fresh air even at night. Ceiling fans with remote controls are available for the livng room, lanai and master bedroom. Many water sport activities are close by where you can charter boats and kayaks or take tours. A welcome book has all references to these activities including phone numbers and rates. The area is considered a bird sanctuary so expect to wake up to their sounds in the morning. Fish off the dock with poles provided. Wood floors in all rooms except the bedrooms which have carpeting. Kitchen has bar in addition to table seating in breakfast nook. High ceilings and custom lighting fixtures adorn the villa. Games, puzzles and books are in the den for your pleasure.

Accessibility
All door openings accommodate wheelchairs. The master shower has a walk or push through shower with two shower heads and a bench seat.
Outside
Swim spa will require an additional fee if heating unit is used. Generally the temperature is fine due to the heat of the sun and a solar covering. A large patio by pool has comfortable furnishings including a table that is also is a fire pit. Sit outside on the dock and fish or watch the water fowl and boats pass by and lovely sunsets every evening. A barbeque grill is offered. Bicycles are available for riding in the neighborhood. A nature park is in the neighborhood as well. Benches on the dock convert to picnic tables for eating on the dock.
Coast/Beach
Closest Beaches are a 10 to 15 minute drive away. Enjoy Boca Grande Beach, Manasota Island, Englewood or Venice Beaches. Best sunning are is right in the backyard as you enjoy view of the Zephyr Waterway which leads out to the Gulf.
Golf
Excellent courses are nearby including Riverwood Country Club and Rotonda.
Special interest holidays
The Christmas holidays are a fine time to visit the southwest coast of Florida. The climate is mild and there are many holiday events such as the annual boat parade. Plan to stay for a Tarpon Tournament which is held in May each year. Boca Grande is the tarpon fishing capital of the world. Keep the boat you rent right at your back door for early morning departures to great fishing every day. A 15 minute ride on the water to great fishing from this villa. Tarpon season runs from April to July.
Travel
Fort Myers International airport is the nearest airport and is a 45 minute ride away. Tampa is close as well but about 2 hours away.
Distances
2 miles to local shopping including restaurants, video store, a grocery store, gas stations, banking and salons; 15 minutes to Englewood beach or Boca Grande Lighthouse and beach. 15 minutes to Port Charlotte and mall. Fairgrounds are 10 minutes away with many different events happening each weekend .. from rodeos to carnivals and concerts.

Booking notes
A deposit of one weeks rental fee is required and will be refunded if home is left in acceptable condition. Reservations must be 2 months in advance and require 50% of fee for the week.
